The first thing you should do, is to check your lease to see how much advanced notice you need to provide your landlord. In most cases this will be 30 days. Especially if you have a month to month lease, you’ll need to inform your landlord at least 30 days in advance with your intent to vacate. This allows the landlord enough time to find a new tenant. 

Once your landlord receives your intent to vacate, you (the tenant) will still have to pay rent for the next 30 days unless the landlord is able to replace you with a new renter before the fully 30 days. This is a key point that many tenants are not aware of. Please see the example below to better understand  

Example situation for giving your 30 day notice to landlord

If you (the tenant) send in the 30 Day Notice to Landlord on Nov. 13th, you’ll have to continue paying rent until Oct. 13th. This will cover the full 30 days of your notice. However, if your landlord finds a replacement tenant who moved in on Oct. 1st, then you only have to pay your landlord for 17 days of the rent (from Nov. 13th to Nov. 30th).
