Short Sales are something that I do not know a lot about but it sounds like a great opportunity for real estate investors. In my effort to learn more about this process, I ran across an article by Scott Daniels. It does not go into a lot of detail, but I think that is good for this point of my learning. Sheriff Sales – Buying Foreclosed Homes
As I mentioned in one of my previous posts, I missed out on a lot of potential savings when I purchased my first home. It was a foreclosure, but a bank owned one at the time. I missed out on the opportunity to purchase this home when it was at the Sheriff Sale for a discounted price.
One of the reasons I discovered what I had missed out on was an article that I ran across about buying foreclosed homes. David Zwierecki does a good job explaining how the process works and what to expect. How to Convert to a Primary Residence after a 1031 Exchange
There are many advantages to investing in real estate. One of the major ways to take advantage of your investments it to utilize the 1031 tax free exchange. I had know about this tax advantage well before I started investing in real estate, however I did not know about many of the details until I ran across an article by Jeanette Joy Fisher, which explained some of the details around timelines that you must follow as well as the types of properties that can be involved. It also details one cool loophole that allows you to purchase your primary residence with this tax exchange.
